How to Own Cabins and Learn to Operate a Bed & Breakfast
Burned out? If you’re working too hard for somebody else, consider a lifestyle change. Invest in your future. Call us and take the first step to independent living. We will find the resort property for your needs and budget. Better than a B&B - you don't cook the breakfast!
Property Management - How you can own a vacation home at the lake
Let us rent your cabin for you. We have owned and operated vacation homes in Broken Bow since
1999, and are experienced in cabin rentals and guest relations. As owners
of 12 cabins ourselves, we work every day to rent cabins. And part
of that process is treating your second home like our own - attention to
detail, cleanliness, and ensuring that guests have a pleasant experience. Please
call us if you would like to talk about making sure your cabin receives
the attention it deserves. Contact
us for details on vacation home rentals. Cabin rental is an opportunity to bridge the retirement income gap.
How much money will I make?
Every cabin rate is different based on size and amenities. Your income & expenses might be more or less. Expect about 50% of revenue in monthly income and expenses of 30% management fee + 20% cleaning, supplies, utilities, insurance & property tax. Property taxes are $850/$100,000. Example: Vacation log cabin rents for $239 per night, and it is rented on average 35% (more in the summer, less in the winter). So $239x128 days= $30,592 annual revenue.
The more cabins you own, the more you make. If you use the cabin for your own family vacations 14 days/year, that’s an additional $3,346 in savings.
Now consider your risk tolerance. What if something bad happens? Can you absorb a loss of income if a forest fire burned your cabin? Can you afford a major appliance replacement?
Which Vacation Home Should You Buy?
Answer some of these questions, and you'll begin to see which cabin is right for you. First of all, how many people will be using the cabin? Is it just the two of you? Are you single - could that change?! Do you have young children, grown children, grand kids? Will they use the cabin? Do you own a business? Will it be used as a corporate retreat?
Will you have clients or customers use the cabin? And then think about: Will these family and friends pay to use the cabin? Full price, half price? No charge? What about the cleaning fee - will you pay for that, can you expect them to clean it to your standards?
Will you rent the cabin for extra income? Do you allow pets or smoking inside? Will you plan to retire to the cabin at a future date? If so, you might want to consider a first floor master suite. Also consider the closets and kitchen cabinets you might want in a permanent home. Many vacation home plans have open living by design, and limited master bath space, closets and cabinets.
